Assistant V.P. for Real Property and Asset Management
General Responsibilities and Duties:
Manage all aspects of Bridge capital projects from construction, and through completion, as well as the ongoing operation of all facilities owned or rented by the agency under the supervision and direction of the Senior Vice president of Real Property and Asset Management; create and execute project work plans and revise as appropriate to meet changing needs and requirements; ensure project documents are complete, current and stored appropriately; prepare for engagement reviews and quality assurance procedures; maintain daily records of work orders and other pertinent paperwork as necessary; attend/facilitate project meetings with vendor coordination and report outcomes to supervisors; ensure compliance to and coordination of construction projects based on architect renderings and filed and approved permits; be on site at least three days a week to ensure that the general contractor stays within contracted time line; ensure a direct line of communication between contractor and professionals, such as architects and/or engineers so that there is no delay in completion of the building; stay abreast of all city, state and federal regulations that apply to Bridge facilities and monitor compliance; verify proper regulatory documents are submitted including block merger and DHCR building registration; obtain and verify accuracy of LITC required construction signoffs and release of lien documents to ensure compliance; work with the Property Management of The Bridge to approve new leases – verify that the apartment’s condition is suitable and acceptable for our clients prior to signing lease; produce any work list that Landlord must complete before we enter into an agreement and if accepted and completed, verify work has been done, as per codes.
Bachelor's degree in related field; 5+ years in construction, construction management.
Knowledge of all applicable codes, FDNY, HPD, DOB, a must
